      The Process


      1. Pre- Approval  -  Speak to your bank or lender to establish your budget for buying a home


      2. Interview Realtors -  Interview a few selected Realtors and choose the individual that’s best suited to your needs and requirements.


      3. Determine Your Requirements For a New Home - Speak to your Realtor about your requirements for a new home. This should include budget, location, specifics in terms of bedrooms, bathrooms, size of home, etc. Going into detail about your must haves and nice to haves is helpful. As you start the showing process, you will have a better idea for your requirements and likely adjust your wish list as you get more confident for what’s available within your budget.


      4. Start Seeing Homes! - This is the exciting part - seeing homes that fit your criteria with your Realtor based on your schedule. The amount of time it takes to find ‘the one’ can vary and depends on market conditions. There is no set rule and you shouldn’t feel pressure to rush this part of the process.


      5. Make An Offer -  Another exciting step that we will support you through from beginning to end.


      6. Paperwork & Negotiations -  All paperwork will be fully explained and we will be negotiating on your behalf to get the best possible terms and price for your chosen home.


      7. Finalize Offer & Deliver Deposit -  Once you and the seller accept the offer, the deposit noted in the agreement is typically due within 24 hours of an accepted offer. There are typically a few options available to deliver the deposit - deposited to the real estate brokerage’s trust account directly at the bank, wire transfer or delivery to the brokerage’s office. We will assist you with this step however possible!


      8. Satisfy Conditions -  Conditions are inserted into the purchase agreement to give you protection. We will review the conditions to add into the agreement and we will work with you to satisfy these conditions within the time required. We can also provide you with names of professionals such as home inspectors or lawyers to help us work through this stage of the purchase process.


      9. Select a Real Estate Lawyer - A real estate lawyer is part of your team who will help you finalize your home purchase.


      10. Prepare for Move -  Between finalizing an offer and closing, there will be a bunch of items to accomplish such as booking movers and setting up your utilities. We will provide you with a full list of items to complete and be available to answer any questions along the way.


      11. Move In - Congrats! - The moment you’ve been waiting for! Congratulations! As you work through the process of moving, feel free to reach out anytime with any questions.
